The Move-Out Cleaning Checklist That Gets Your Deposit Back

May 6, 2026 PR Sparkling Cleaning

Security deposits rarely disappear over big dramatic damage. They disappear over an oven nobody cleaned, a refrigerator with rings in the drawers, and baseboards that were never touched in three years of tenancy. Landlords and property managers inspect the same short list of places every single time, and if you know what that list is, getting your money back becomes a solved problem.

Start with the kitchen, because it accounts for more deductions than everything else combined. The oven interior — racks, walls, door glass, and the drawer underneath. The refrigerator, emptied, with shelves and drawers removed and washed, including the seals around the door. The microwave inside and out. Cabinet and drawer interiors, wiped free of crumbs and liner residue. Cabinet fronts and handles degreased, especially the ones nearest the stove. The sink, including the drain and the faucet base where buildup collects.

Bathrooms are the second-largest source of deductions. Toilets need cleaning at the base and behind the seat hinges, not just the bowl. Showers and tubs need soap scum genuinely removed, which usually means scrubbing rather than spraying and rinsing. Grout gets attention. Mirrors, chrome fixtures, exhaust fan covers, and the underside of the sink all get looked at. If there is mildew in a corner, it will be photographed.

Then the parts of the unit people forget entirely. Baseboards throughout — this is the single most common line item we see on deduction lists. Interior windows, sills, and the tracks the windows slide in, which collect an astonishing amount of grit. Light fixtures and their covers, which usually contain dead insects. Ceiling fan blades. Switch plates and door handles. Closet shelves and rods. Vent covers. The inside of the washer and dryer if they're provided.

Floors come last, and they come last for a reason. Every surface above the floor sheds dust while it's being cleaned, so vacuuming or mopping first means doing it twice. Carpets should be vacuumed thoroughly including edges and closet interiors. Hard floors get swept and mopped, corners included.

A few practical notes from doing this work. Take photos of the unit after the clean, timestamped — it settles disputes fast. Do the clean after the furniture is out, never before, because moving furniture reveals dirt and creates new marks. And leave the utilities on until after the inspection; you cannot clean an empty unit properly with no water and no lights.

One more thing worth being realistic about: a move-out clean on a unit you've lived in for years is a full day of hard work, often more, and it comes at the exact moment you have the least time and energy available. That's why it's one of the most common jobs we're hired for.
